Services that can be provided:
Order pay-off statements for mortgage, swing loans, equity lines of credit and other judgments or liens. (seller to provide account numbers and authorization)
Order water, tax, sewer and trash certifications.
(fees vary by municipality)Order domestic lien and Patriot act search
Order and review title
Distribute well, septic and termite certifications upon request.
Order Use and Occupancy inspection and distribute certification when required by municipality. (fees vary by municipality)
Order for delivery and signatures documents for 3407 and 5407 certifications.
( 3407 required for condominiums and 5407 properties in Planned Unit Developments with home owners associations. HOA) (fees may apply and charged by provider)Coordinate an estimate of closing costs (ALTA/Closing Disclosure) prior to settlement with buyer’s title insurance provider and provide prior to closing.
Order escrow deposit(s) (check) from broker for settlement
Distribute settlement notices to all interested parties.
Forward all required paperwork and figures to the title co.
*Cost paid by client: $450 plus all fees for certifications charged by the providers as required to complete settlement.
*** Please note that there is a $50 rush fee automatically added (for files closing in 21 days or less).
